Knutsford Kamloops BC Rolling Hills Property For SaleKnutsford is located 15 minutes south of the city of Kamloops. The Old Merritt Highway 5A runs through the Knutsford area. Some areas of Knutsford are within a five minute drive of Aberdeen Mall. Knutsford mainly consists of small to large acreages, farms and Kamloops Property MLS Knutsford River Lakeranches. There are a couple of small mobile home parks in the area as well. Knutsford is known for it’s wide open rolling hills with views for miles. Knutsford is located at a higher elevation than the city of Kamloops and tends to get a little more snow in the winter but in the summer it is not quite as hot.

The Knutsford Hall is a popular place for locals to meet for events and gatherings and has a capacity of up to 110 people. The Hall is located on Highway 5A just outside of Aberdeen.

Properties & Real Estate

The two mobile home parks in the area are Knutsford Knoll Mobile Home Park (2867 Highway 5A) and Knutsford Tent and Trailer Park (2721 Highway 5A). These parks are easily accessible from the highway.

Shopping

Knutsford does not have it’s own shopping district. You will find ranches and farms that sell eggs and other products but there are not any large commercial developments.

Most areas of Knutsford are within five to 15 minutes of the Aberdeen area of Kamloops. Aberdeen has a number of stores and shops such as the Aberdeen Mall, Costco, many restaurants, and more. Knutsford is a great location for people who want to live in a country setting but also want to be close to city amenities.

Highway 5A leads directly to Highway #1 which is the main route through Kamloops making other shopping districts such as Downtown Kamloops and Valleyview very accessible.

Schools

Stump Lake is the only lake in the area that allows gas powered boats, other lakes such as Edith Lake, Separation Lake, McLeod Lake and Flat Lake are only fishing Lakes.

Knutsford is also very close to the city of Kamloops and can access many city amenities like the Tournament Capital Centre and other popular activities in Kamloops.

North Kamloops is within five minutes of the downtown core. It is situated north of the city centre and the Overlander Bridge is the main feeder route to this area from the south. There are many different neighbourhoods, parks, shopping and services to enjoy in this area of Kamloops.

North Kamloops is divided up into small neighbourhoods within the region. A popular area for families is a region east of 8th Street and north of Fortune Drive. Another area of North Kamloops where many families call home is the area between Fortune Drive and Tranquille Road. Linden Drive and McGowan Avenue are two of the more popular streets in the area. The streets closer to Fortune tend to have less rental units. Many home buyers prefer areas with less rental homes.

Many of the streets in this area are Yew Street, McKenzie Avenue, Royal Avenue, Willow Street, Poplar Street and Campbell Avenue to name a few.

Finally, an area of North Kamloops that borders Brocklehurst, that tends to attract a number of families is the region east of 12th street, west of 8th street, north of Tranquille Road and south of Halston Avenue. There are a number of single family homes, duplex and half duplex units and apartment buildings. These  streets that have very nice, well kept homes, often single family homes in this area have suites. There is also a large amount of half duplex units in this part of North Kamloops. Streets such as Sherbrooke Avenue, Selkirk Avenue, Lethbridge Avenue, Moncton Avenue, Pembroke Avenue and Surrey Avenue have great family homes.

Buyers tend to get more value for their dollar in North Kamloops. Homes cost significantly less in North Kamloops in comparison to the South Kamloops, Sahali or Aberdeen.

Shopping & Services

North Kamloops is home to a number of retailers. Independent Grocers, Safeway, Shoppers Drug Mart, Canadian Tire, Dollar Tree, Dollar Giant and Safeway are larger retailers located in North Kamloops. There are also a number of financial institutions such as TD Canada Trust, CIBC and Bank of Montreal. North Kamloops has a lot of fast food and restaurants, Starbucks, Wendy’s and A&W as well as Whitespot, Denny’s and other smaller restaurant establishments.

Northills Mall is one of the main shopping areas in North Kamloops and it services many of the residents of this area as well as Brock, Batchelor Heights and Westsyde. Many residents of this area don’t need to go to Sahali, Southgate or Dufferin for shopping. Saying that, the big box stores are within a ten to fifteen minute drive of all North Kamloops neighbourhoods.

Recreation

McArthur Island Park Kamloops Homes for Sale

A popular sports area called McArthur Island Park is located between North Kamloops and Brocklehurst on the north bank of the Thompson river. McArthur Island is 51 hectares of playing fields, a mini golf course, indoor sports centre, bicycle paths, park space, a lagoon, wild flora and fauna reserve, marmots, a BMX track and walking trails. McArthur Island is a great place for sports enthusiasts to catch a game or tourists to take in the scenery. McArthur Island is one of the highlights of the north shore.

There is a YM/YWCA located at 150 Wood Street. It has a large work out facility, hosts a number of classes and has childcare facilities.

The Lac Du Bois Grassland Park is located on the north east boarder of Batchelor Heights and is a short drive from North Kamloops. The park is described to have “grassland vistas, spectacular cliffs and canyons, cool, dry forests, secret ponds and small lakes”. The park is 15,000 hectares in size and offers a variety of hiking trails and scenery to enjoy. There is a designated area south of the park for ATV and dirtbike riding trails.

Other larger sports facilities such as the Tournament Capital Centre are locate within a ten to fifteen minute drive of North Kamloops.

Transportation

North Kamloops is serviced by BC Transit busses on a frequent and regular schedule. Click here to view the BC Transit website. The main bus loop is located at Northills Mall near the intersection of Tranquille Road and Fortune Drive. There are a few different bus routes servicing the area.

Access to the Yellowhead Highway #5 is approximately a 5 to 10 minute drive from most North Kamloops neighbourhoods. Highway #5 meets up with the Trans Canada Highway #1 and is approximately a 10 to 15 minute drive from North Kamloops.

North Kamloops is also within seven to ten minutes of the Kamloops airport.

Batchelor Heights does not have any schools presently. Many students attend Westmount Elementary School, Westsyde Secondary School, Brocklehurst Middle School or NorKam Senior Secondary School.

There are also two private schools near by in North Kamloops (approximately five to ten minutes from Batchelor Heigths. OLPH (235 Poplar Street) which is serves kindergarten to grade 7 and Kamloops Christian School (750 Cottonwood Avenue) which serves kindergarten to grade 12.

Thompson Rivers University is located about fifteen minutes from Batchelor Heights.

Shopping & Services

There is not any retail or commercial activities in Batchelor Heights. The closest shopping is in North Kamloops which is a five minute drive from Batchelor.

There are a number of retail stores and financial institutions close to Batchelor Heights. Northills Mall which is home to Shoppers Drug Mart, Independent Grocers, CIBC and TD Canada Trust are all within a five minute drive. Safeway, Save-On Foods, Canadian Tire and many other smaller retail stores are also within two to five minutes of Batchelor Heights.

Many residents of this area don’t need to go to Sahali, Southgate or Dufferin for shopping. Saying that, the big box stores are within a fifteen minute drive of Batchelor Heights neighbourhoods.

Recreation

Dufferin is located south west of the city of Kamloops and north of the Trans Canada highway, Aberdeen and Pineview, set up against Mount Dufferin. Southgate is located west of Kamloops city centre and is the home of Thompson Rivers University, many businesses, industrial parks and major retailers. Dufferin has a mix of housing units. New and older single family homes dominate the region with newer townhouse units also available. Dufferin doesn’t have the variety of homes on the market like it’s neighbours Aberdeen or Pineview Valley but there are some great properties to choose from.

This area does have some new and recently built homes but you do find more mature trees and landscaping in this region of Dufferin. One of the newer developments in Dufferin can be found at the top of Hillside Drive where it meets Copperhead Drive. Copperhead Drive and Saskatoon Place make up the newer development that is set against the hillside of Mount Dufferin.

Dufferin sits north of Aberdeen and Pineview Valley up against Mount Dufferin. Southgate and Sahali are mainly home to numerous businesses, strip malls, industrial areas, big box stores (Real Canadian Superstore, Safeway, Save on Foods, Winners/Home Sense, Home Depot, WalMart, Michaels). The Cascades Casino is located minutes from Dufferin. The casino also houses three restaurants.

Schools

Dufferin has an elementary school (Dufferin Elementary School). Secondary students attend either Sahali Secondary School or South Kamloops Secondary School. Thompson Rivers University is located in Southgate. The campus is positioned at the intersection of Summit Drive and McGill Road. TRU is a fully accredited University and offers a variety of programs and courses to students in many different areas of study.

Recreation

Kenna Cartwright park is located in Dufferin and Southgate, sitting on 800 hectares of Mt. Dufferin and easily accessible on the north east side of the mountain (near the Home Depot) or at the top of Mount Dufferin off of Pacific Way. This beautiful park has panoramic valley views and many hiking and biking trails for the whole family.

Tournament Capital Centre is located at Thompsons River University and has many different facilities all in one building. Gymnastics, swimming, indoor track, fitness facility, courts and much more. There are also a number of sports fields that surround the facility.

Dufferin Elementary School has a playground for children.

Transportation
