Neighbourhood: Deloro & South Thompson Valley, Kamloops, B.C. Real Estate. The area of Deloro is located 25 minutes east of the city of Kamloops or approximately 23 kilometers. Deloro and the South Thompson Valley consists of a few different areas with various housing options from a popular mobile home park to golf course properties to large acreages and ranches. This area does not have any shopping or schools but they are not very far by car. A portion of Deloro and South Thompson Valley is accessible by the Lafarge Bridge which is past the Wildlife Park in Campbell Creek. The other area of Deloro is on the south side of the Thompson River off of Highway #1.

Properties & Real Estate

There are three main types of housing in Deloro and South Thompson Valley, the modular home park called Country View Estates, the bare land strata at Rivershore Golf Links and large acreages, farms and ranches.

Country View Estates is located at the top of Adcock Road which intersects with Shuswap Road. This park consists of a lot of double wide units as the lots that they sit on are larger than most mobile home park lots. The owners in this pare either pay a monthly pad rent or the owners purchased the land and are paying a bare land strata fee. Some units have a longer lease with the park that reduces their pad rent. The park has a small playground for children and houses quite a number of units. This park has beautiful mountain and river views from many of the homes. One side of the park backs on to green space while the other backs on to river views and farmland.

Rivershore Golf Links is located off of Shuswap Road immediately after the South Thompson Inn, Guest Ranch and Conference Centre. Streets in this development include Navatanee Drive, Neuva Wynd, Pevero Place and Kananaskis Road.  Since this is a bare land strata development the residents of this area pay a small strata fee which covers water, sewer and garbage charges for the development. All the homes in this area are executive style, detached, larger homes. Many homes overlook the golf course and have mountain views. This is not only a mature area for adults, it also has a number of younger families with children, which can be surprising on first glance.

Deloro also consists of small to large acreages, farms and ranches. Some smaller acreages are located along the South Thompson River and across from the river. The main access road for these types of properties is Shuswap Road. Some of the smaller properties are located after Rivershore Golf Course communit on streets such as Jardine Road, Teel Road, Keel Place, Pintal Road, Malard Road, Sheer Road and River Vista Drive to name a few. There are a few properties located on the south shore of the South Thompson River across the river from the South Thompson Guest Ranch and Inn. These homes are predominantly small acreages and are located on Wittner Road, Demers Place and Duncan Road.

Shopping

There are not very many shopping centres close to this area but a short drive to Dallas Town Centre on Dallas Drive at Todd Road or Valleyview allows residents to shop for all they would need. Since Deloro is only a short drive to Kamloops residents are also able to access larger shops and stores. There are not any small shops in this area, there are however farms that offer eggs and other fresh products.

Schools

Students who attend elementary and secondary school go by school bus. The school bus travels down Shuswap road and makes a number of stops for all children who live in this area. To view more information about schools click here.

Recreation

Since the South Thompson Valley and Deloro is fairly rural there are a lot of rural type activities to participate in. Snowshoeing, fishing, boating (on the South Thompson or local lakes), hiking, motorized sports and of course golf at Rivershore Golf Links. Deloro is located along the shores of the South Thompson allowing locals to launch their boats near the Lafarge Bridge and travel east to Shuswap Lake where watersports are very popular.

Aberdeen has a many choices for residential homes. Lower Aberdeen is mainly multi-unit condominiums and townhouses with the exception of a couple small enclaves of single family homes such as the Gloaming Drive area known as Gloaming Ridge. In the upper Aberdeen area there are larger single family dwellings and townhouses. The neighbourhoods north of Aberdeen Drive and east of Pacific are mature neighbourhoods with older homes. Many of the homes are executive type homes, with over 2,000+ square feet of living space and mainly flat use-able yards. There are a number of cul-de-sacs in this area making it a very desirable family area.

The lot sizes in this area vary due to some of the steep slopes that the homes sit on. They do tend to be on the smaller size with low maintenance yards.

Homes range in size and age in this park. Owners of these homes own the land their home sits on and pay a small strata fee monthly for water, sewer and garbage services. This strata is very nice with a park like feeling surrounded by trees and wildlife.

Townhouse units are predominantly found off of Pacific way and Hugh Allan. The units on Pacific Way are rancher style homes that appeal to homeowners not wanting many stairs.

There are a couple new strata developments in Aberdeen. Cobblestone Pointe on Hugh Allan Drive, Pacific Ridge Estates on Pacific Way, The Villas on Van Horne Drive and Brighton Place on Kinross Place.

One of the newer single family housing development in Aberdeen is the Aberdeen Highlands Development. It is located east of Pacific way and this is the eastern development area. The area consists of the streets Talbot Drive, Bentall Drive, Willowbrae Drive and Court, Galbraith Drive, Telford Place and Drive and Raeburn Drive. Aberdeen Hills Skyline Park is located very close to this development, just below Telford Drive and Telford Place.

It is located west of Pacific way using some of the Aberdeen Hills Golf Links Course which was an 18 hole golf course. There is also a community fire hall and small scale commercial spaces. The Aberdeen Highlands Development Corporation has a 10 year development period in order to accommodate growth. Development has begun on Linfield Drive and Crosshill Drive and Dunbar Drive where a number of single family homes exist. There are also three strata developments in this area called Carradale Court, Livingston Court (both on Aberdeen Drive), and Stirling Heights (off of Linfield Drive). Many areas of Aberdeen area have fantastic views. It can get a little foggy at times in the winter and Aberdeen does get more snow than other low lying areas. This is a small compromise that residents are willing to make for the desirable neighbourhoods and beautiful views.

Shopping & Services

Aberdeen houses a number of retailers including the Aberdeen Mall where you will find numerous stores. There are also a number of big box stores in the Aberdeen area including Staples, Best Buy, Sport Check, Chapters, Hudson’s Bay, Canadian Tire and Costco to name a few. Aberdeen is also home to many of the city’s hotels, mainly located on Rogers Way between Hugh Allan Drive and Highway 5A.

Cascades Casino is located in this area as well and it houses three restaurants as well as gaming.

There are a few areas where professional offices are located. Mainly in the shopping district around Aberdeen Mall. There are not as many services in the Aberdeen area as the Sahali and Southgate areas.

Schools

Aberdeen has two elementary schools. Aberdeen Elementary (2191 Van Horne Dr) and Pacific Way Elementary (2330 Pacific Way). There are two high schools that often school Aberdeen students, but are not in Aberdeen, Sahali Secondary and South Kamloops Secondary. Thompson Rivers University is located in Southgate. TRU is a fully accredited University and offers a variety of programs and courses to students in many different areas of study. Aberdeen often is an area popular with students attending TRU. It is close enough to the University making it easily accessible.

Recreation

There are a number of parks and green spaces in Aberdeen. Both elementary schools have play grounds for children to enjoy. There are also numerous hiking trails as some areas of Aberdeen back on to green belts.

Kenna Cartwright park is within a five to 10 minute drive of Aberdeen. This beautiful park has panoramic valley views and many hiking and biking trails for the whole family.

Tournament Capital Centre is located in Southgate which is only a five to 10 minute drive from any Aberdeen neighbourhood. TCC has many different facilities all in one building such as gymnastics, swimming, indoor track, fitness facility, courts and much more. There are also a number of sports fields that surround the facility.

Transportation

Aberdeen is serviced by BC Transit buses on a frequent and regular schedule. Click here to view the BC Transit website. Highway #1 is easily accessible to Aberdeen.

Some areas of Aberdeen are located minutes from the Trans Canada Highway #1 and access to the Coquihalla. There are multiple access points and the longest distance from access is approximately five to seven minutes.

The Kamloops Airport is under 19 kilometers from Aberdeen and is a 20 to 25 minute drive.

Campbell Creek is 20 minutes east of the Kamloops city centre and is home to the Kamloops Wildlife Park on Dallas Drive. Campbell creek is a beautiful, quiet area set up against the southern hills of Kamloops.

Campbell Creek Kamloops Home For SaleMany streets in Campbell creek are named after animals often found in the neighbouring Wilderness park: Cougar Road, Coyote Drive, Grizzly Crescent and Badger Drive. This area is comprised of single family homes, which are for the most part newer homes. The lot sizes do vary in this area, most of the lots are flat and usable.

Some residents do have homes that back on to the Wildlife park or park land offering the owners privacy.

There are not any strata units in this area (condos, apartments or townhouses), duplex homes or mobile home parks. This area is only single family detached homes.

Shopping

Residents shop in the Valleyview area where Save-On Foods grocery store, Shoppers Drug Mart and other smaller retailers are located. The Flying J is located 5 minutes from Campbell Creek and has a gas station, convenience store and restaurant. There also is a smaller retail space in Dallas called the Dallas Town Centre located less than a 10 minute drive from Campbell Creek. Dallas Town Centre has a small grocery store, BC Liquor Store, Subway and Gas Station.

Major shopping is located 20 to 25 minutes west of Campbell Creek in the Sahali, Aberdeen and Southgate areas of Kamloops.

Schools

Students in Campbell creek attend Dallas Elementary School and Valleyview Secondary School. Students gain access to these schools by way of a school bus.

Thompson Rivers University is a 25 minute drive from Campbell Creek. There is public transportation servicing the Campbell Creek area.

Recreation

BC Wildlife Park KamloopsThe BC Wildlife Park is located seconds from Campbell Creek. This park offers many different activities for the whole family.

There are also hiking trails, a public boat launch near Lafarge and many other outdoors activities to enjoy nearby. Boaters can access the Shuswap Lakes along the south Thompson River.

There currently are not any playgrounds in the immediate area.

There are two golf courses located fairly close to Campbell Creek. Rivershore Golf Links is approximately a 10 minute drive from Campbell Creek along the South Thompson River.

Pineridge Golf Course sits along the side of the Trans Canada Highway #1 in Dallas and is a five minute drive from Campbell Creek.

Barriere River BC Real Estate MLS ListingsBarriere is located 45 minutes or 66 kilometers north of the city of Kamloops along the Yellowhead Highway #5.  Barriere officially became a municipality on December 4th, 2007 and has it’s own city centre that has everything you would need. The population of Barriere is approximately 3,000. The main industry in Barriere is forestry but tourism has increased allowing for another industry to emerge. The Thompson Valley Rodeo is one of the events in Barriere that draws quite a crowd. Barriere has a number of lakes in the area to enjoy many that feature white sand beaches.

Barriere properties in and around the city centre are serviced by the Barriere water system. Rural properties, acreages and recreational properties are served by community water systems or private wells. All properties at this point are on a septic system. There are phone, cable and internet services to most areas. There is not any natural gas at this point but there is hydro to the majority of properties.

The Thompson Nicola Regional District (TNRD) manages the solid waste in the area and the District of Barriere offers curbside garbage pick up for some residents depending on location. Barriere does have a dump site on Barriere Lakes Road.

Barriere has it’s own shopping district with a mid sized grocery store , drug store, post office, Liquor store,  Hardware store, Building Supplies Centre, a couple restaurants/fast food, gas stations and other small business. The majority of businesses are found on Barriere Town Road and the Yellowhead Highway.

The closest hospitals to Barriere are either Royal Inland Hospital in Kamloops or Dr. Helmcken Memorial Hospital in Clearwater. There are local health professionals in Barriere such as a Doctor, Massage Therapist and more.

Barriere has many other services such as automotive, computer, internet, financial, churches, etc. Barriere is only about 45 minutes to Kamloops so many residents regularly visit to do large shopping runs and run errands.

Schools

There is also continuing online training @KOOL (Kamloops Open Online Learning) which also offers courses for students kindergarten through to grade 12.

The nearest post secondary school is Thompsons River University in Kamloops. TRU has a regional centre in Barriere but it’s main campus is in Kamloops. TRU also offer Open Learning where students can take courses by correspondence.

Recreation

The lakes in Barriere are considered some of the best in BC. East and North Barriere Lakes are great for power boating activities as they are not very busy and are known for warmer waters making swimming more enjoyable.
