Vancouver, BC – January 28, 2016. The British Columbia Real Estate Association (BCREA) released 2016 First Quarter Housing Forecast Update today.
Multiple Listing Service® (MLS®) residential sales in the province are forecast to edge back 6.2 per cent to 96,100 units this year, after reaching 102,517 units in 2015. Strong consumer demand is expected to push MLS® residential sales up by 2 per cent to 98,000 units in 2017.
Housing demand in the province is being supported by a relatively robust economy, leading to strong employment growth and rising wages. In addition, net interprovincial migration is on an upswing as many Albertans look to BC for job opportunities. BC home sales are forecast to remain well above the ten-year average of 83,200 units over the next two years.
“The inventory of homes for sale is now at its lowest level in almost a decade,” said Cameron Muir, BCREA Chief Economist. “Fewer homes for sale and strong consumer demand are expected to push home prices higher in most BC regions this year and in 2017.” The average MLS® residential price in the province is projected to increase 6.4 per cent to $677,200 this year and a further 4.1 per cent to $705,300 in 2017.
New home construction activity is expected to remain at elevated levels corresponding to strong consumer demand and relatively thin inventories, particularly on the South Coast. Total housing starts in the province are forecast to remain close to an annual pace of 30,000 units through 2017, which will be the strongest two year performance since the 2007-2008 period.
Kamloops Homes for Sale: Residential Neighbourhoods With Homes That Are Under 10 Years Old. Some buyers only focus on homes that are under 10 years old for many reasons such as less maintenance for the next five to ten years and less yard work due to smaller lots. Often homes under 10 years old have more modern features than homes that are older. These include 9 foot ceilings, larger master bedrooms with ensuites and open floor plans. Here is a list of Kamloops communities that offer homes under the age of 10 years old. There are newer homes scattered throughout more mature neighbourhoods in Kamloops as well, but this is simply a list of neighbourhoods that are predominantly newer construction.
Aberdeen
Aberdeen Highland Development began in the early 1990’s. There are many homes in this area situated on streets such as Abbeyglen Drive, Bentall Drive, Telford Place and Drive, Galbraith Drive, Willowbrae Drive and more. The homes in this area range in size from homes just under 2,000 square feet to executive homes over 5,000 square feet. There are a lot of nice cul-de-sacs in this area and it is a great family area as it is located minutes from Pacific Way Elementary and public transportation. The newest building lots were released in late 2014 for sale. They range in size from smaller parcels to lots over 1/4 of an acre. Shopping is only a short five minute drive to lower Aberdeen.
The West Highland development is located at the intersection of Aberdeen Drive and Pacific Way. This development features a variety of dwellings including single family and multi-family homes. Phase one of the development is complete and includes 34 single-family lots, two multi-family sites and a mixed-use commercial-residential site. Homes are all very new in this area, not built any later than 2010. West Highland is located in the backyard of Pacific Way Elementary making it a great family area. It is also close to transportation and minutes from shopping in Lower Aberdeen.
Upper Batchelor Heights is the newer area of Batchelor Heights. Newer homes for the most part are found on both the north and south side of Batchelor Drive. Batchelor South consists of Red Tail Crescent and Grouse Court. The southern area is not as developed due to the lay of the land and it is bordered by parkland.
The Northern area of Batchelor has many different homes to choose from. There are a number of homes that are basic family homes with just over 2,000 square feet in size to executive homes with beautiful valley views. The newest area of Batchelor Heights is the extension of Saddleback Drive, Latigo Drive, Lariat Drive Bridle Place and Doubletree Crescent called the Plateau at Riverbend. This is where most of the building lots are located. There are also a number of areas of Batchelor Heights that feature nearly new homes such as Quails Roost Court, Cantle Drive, Place and Court, Stagecoach Drive and Place as well as Saddleback Drive. Batchelor is a 5 minute drive from local businesses and shopping needs. Westmount elementary is a short 5 minute drive and high school approximately 10 to 15 minute drive.
One area of lower Batchelor has homes that are just under the age of 10. Homes that are on Norview Drive, Norview Place and Norfolk Drive feature homes with beautiful valley views. Most of them are basement entry style homes with over 2,000 square feet of living space and smaller, low maintenance yards.

Brocklehurst
West Briar Estates development is located west of Crestline Street in Brock. This area is mainly single family detached homes on lots that are a minimum of 5,000 square feet. The homes built in this area are predominantly basement entry style homes with two car garages and open floor plans. There are a few ranchers also built in this area. A couple homes were built in this area as early as 2004 but most homes were built from 2009 to 2013. Lots are no longer available and some homes are now coming up as re-sale homes in this area. This area is close to the Rivers Trail and many hiking trails. Both the elementary school and middle school are within walking distance of this area or are less than a five minute drive away.

Campbell Creek, Deloro & South Thompson Valley
Campbell Creek Village is located close to the Wildlife Park and 20 minutes from the Downtown core. There are very few building lots available for purchase. There are a few new and resale homes for purchase. Hiking trails surround this beautiful area of Kamloops. The homes in this area have all been built at different times but a large number of them were constructed from 2010 onwards. Many buyers have found they get more value out of homes in Campbell Creek.
Rivershore Golf Course features homes of different ages and styles. There are a number of homes throughout this community that are newer as well as older resale homes. Once thought of as a community for retirees, Rivershore has transformed to a community that’s great for all ages. There are a lot of children in the area and the golf course offers kids clubs for children interested in swinging a golf club. Rivershore is located about 30 minutes from Kamloops and sits along the South Thompson River. This community is surrounded by many farms and acreages giving it a rural feeling.

Hidden Trails at Mount Dufferin is the newest subdivision going in to the Dufferin area. It is located at the end of Pacific way and is bordered by Kenna Cartwright Park. The first home in this area was built in 2011. There are currently plans for numerous single family lots (4 phases) and two multi-family developments. This area is quickly developing and features very modern and unique homes giving the area a lot of character.
Copperhead Drive is an area of Dufferin that borders the Elementary school and Kenna Cartwright Park. There are a number of homes that were built from 2007 to 2012. The homes range in size from just over 2,000 square feet to over 4,000 square feet. This community is close to Kenna Cartwright park and many of the homes on Copperhead Drive back on to Kenna Cartwright trails.
Pacific Way at Kenna Cartwright Park has homes that were built between 2007 and 2009. They border a green space and most of these homes back on to the hillside giving homeowners some privacy. The majority of the homes in this area start at just under 2,000 square feet in size and are not larger than 3,000 square feet. They are for the most part basement entry style homes and have nice low maintenance yards.
The Juniper Benchlands area is located at the eastern portion of Juniper Heights. Many homes have breathtaking views that stretch as far as Kamloops Lake. There are a number of new homes built in this area as well as lots ready for development. This area is a single family detached development with larger executive homes typically over 3,000 square feet in size. The lots in the area are known for their size normally over a quarter acre in size or larger.
Juniper West is located to the west of Highland Drive. Juniper West sits on the western portion of Juniper Heights and boasts beautiful views of the valley below. The newest stretch of Juniper West is along Coldwater Drive, Galore Crescent and Emerald Drive that was recently extended westward towards Rose Hill. There are also building lots in the area. Many new, pre-existing homes that have been built over the past few years and are located on Stikine Street, Kechika Drive and Kechika Court.

Pineview Valley
Many areas of Pineview feature newer homes. Pineview is located west of the city centre and is predominantly single family homes with some townhouses and bare land strata developments. This is a family friendly neighbourhood with hiking trails, a park, basketball court and hockey rink. Pineview is bordered by parkland and green space. The homes sit on lots that vary in size and homes range from 2,000 square feet to executive style homes on larger lots. The newest area of Pineview is great for first time home buyers which features single family homes in a bare land strata development. This development is called The Landing and located at 1850 Hugh Allan Drive.
Pineview is located minutes to Costco, Cascades Casino and local shopping. Pineview is also a two minute drive to access the #1 highway making it a nice convenient location.

Sahali
Mesa Estates at Sedona Pines development is on Azure Place, located in Upper Sahali. Homes here have stunning northern views of the mountains and valley below. Homes were built as early as 2009. This is a bare land strata development and consists of single family homes that are over 2,500 square feet. The bare land strata fee covers road maintenance and street lighting. There are limited building lots left leaving only resale homes.
McKinley Estates is a new bare land strata featuring executive style homes with over 3,500 square feet of living space. There are 6 homes that will be built in the area making it very private and quiet. These homes were built from 2011 to 2015. This development is located on a cul-de-sac so there is very little traffic. The bare land strata fee covers road maintenance and street lighting.
Monarch Drive development is located between Springhill Drive and McKinley Court. This new development consists of primarily single family homes. Homes in this area were built as early as 2009 but most were built from 2010 to 2012.
Guerin Creek is a new high end development in South Kamloops just off of Summit Drive. Many of the homes have high end finishing and appliances. Current homes in Guerin Creek are two level designs with a basement, level entry ranchers or there are a few basement entry style homes. The lot sizes do vary but many of the lots are larger, executive sized. A number of these homes have amazing views of the Thompson River Valley looking north.

Sun Rivers
Ironwood which is is bordered by natural areas on the west side of the development and Stoneridge Adult community on the east. Many of the homes sit on 6,500 to 12,000 square foot lots and are built in an “Old World” architectural style like an English country neighbourhood.
The Pointe, consists of unobstructed view lots with contemporary modern architecture. This is an adult orientated development. Located close to the Talasa development, the Pointe is in a great location with easy access.
Sillaro is Sun River’s newest single family development which consists of large executive lots ideal for a walk up design. These homes sit near the 12th an 13th fairway of Sun Rivers Golf Course and feature nice views. These properties are near the Visao development and are in the east end of Sun Rivers.
Visao lots are located at the east end of Sun Rivers. They feature large executive lots with beautiful views of the valley and golf course. There are homes for sale currently in Visao in various stages of construction and building lots are ready for construction. Homes in this area started construction in 2011.
Rose Hill at High Country Estates consists of a number of newly built executive homes on executive sized lots. These homes often sit on lots that are at least one third of an acre in size. This area of Kamloops is known to have larger executive style homes with beautiful river valley views. It is common to find homes over 3,000 square feet in size. There are a lot of trees and mature landscape in Rose Hill and it is a self contained area. There is a park half way up Rose Hill Road where there are many hiking trails, tennis courts and a disc golf course. There are many vintages of homes in this area raging from 1960’s onwards.
Orchards Walk at Courtland Park are located in a neighbourhood just off of the #1 Highway in Valleyview that was formerly an active orchard. Braeburn is a bare land strata development with single family homes. These single family homes are multi-level heritage style homes. Braeburn is complete and ready for occupancy, some homes were built as early as 2006 and homes continue to be constructed. There are quite a few homes built from 2009 to 2013. The next phase of this development begun in 2015. There presently is multi family being built but will also have lots for detached homes much like the Braeburn development.

Westsyde
Beachmount Estates located on Bank Road is a new single family development bordering the North Thompson River. Previously was the site of “The Mansion” where a large estate property once sat. Beachmount Estates offers 34 building lots in phase 1 that are available for purchase. Many of these lots have homes and phase 2 is nearly ready. Many homes have beautiful views of the river and easy access to the park and walking trails. This new development is located in the heart of Westsyde and is close to schools, transit and shopping.
The Estates at Riverbend is a single family home development that sits above Westsyde Road minutes south of Westmount. Grasslands Boulevard is the main road that meets Westsyde Road. There are plans to eventually hook up Grasslands Boulevard in Batchelor Heights with Riverbend. The properties in this development have nice river views and are set against the Lac Du Bois Grasslands Park.

Westlinks at the Dunes is a bare land strata development with fully detached homes that sit along the 5th fairway of the Dunes golf course. There is a combination of rancher style homes and two storey layouts. Homes range in size. There are also a couple lots ready for development.
Neighbourhood: Westsyde, Kamloops, B.C. Real Estate. Westsyde is a community located 15 minutes north of the Kamloops city core. Westsyde sits along the north arm of the west bank of the Thompson river and below the Lac Du Bois Grasslands Park and surrounding hills. The area of Westsyde is fairly large and stretches far past the Dunes Golf Course. Westsyde is a great community for families.

Westlinks at the Dunes is a 44 home development with nine different plans and all on golf course frontage. These homes are all freehold properties on a private internal street. The development in the Dunes Golf Course area is a great place for families and retirees. This calm and quiet area suits many buyer’s needs.
Westsyde has a couple of smaller local restaurants and a pub, a Save-On-Foods, Home Hardware, BC liquor store, Dollarama, pharmacy and professional offices.
The Westsyde Recreation Centre and community pool is located off of Bebek Road in Westsyde. The pool is a 25 meter pool with 6 lanes, diving board and hot tub. This facility also includes a gym facility. It was re-opened in 2017 after a huge renovation to the facility.
The Dunes Golf course is located on 652 Dunes Drive. It is a beautiful golf course set on the river’s edge carved out of the sands of the Thompson river riverbed. The course is 18 holes and 7131 yards of challenging golf.

Neighbourhood: Rayleigh, Kamloops, B.C. Real Estate. Rayleigh is a small community situated off of the Yellowhead Highway, 15 minutes north of the Kamloops city centre. Located between the CN Railway and the east bank of the Thompson River. Rayleigh is located directly across the river from Westsyde.
Properties & Real Estate
This area is mainly comprised of single family residential homes, acreage and small farms.
Rayleigh is a very private, quiet, family oriented neighbourhood. There are beautiful riverfront properties with access to the beach of the Thompson river. There is boat access up the North Thompson River during the spring and summer time.
Many of the lot sizes in Rayleigh are quite spacious often over 1/3 of an acre. Most are flat, usable and have numerous fruit trees. Since there are large lots in Rayleigh, it is common to find properties that have pools, large workshops and gar

Dirt biking, hiking, biking, ATV riding, snowmobiling and fishing are all a short drive away. Rayleigh is rural living but close to the city. This safe peaceful neighbourhood is very appealing to many families and retirees. Since Rayleigh is north of the City of Kamloops it is that much closer to Sun Peaks Ski Resort. Sun Peaks is approximately 35 minutes drive from Rayleigh.
